Ullapool Holiday Homes (hereinafter called 'the agency')
The Agency will not be liable for any accident, damage, loss, injury, expense or inconvenience whether to person or property which the Client or any other person may suffer or incur.
Provisional bookings can be made by telephone but may be cancelled after 7 days if no deposit has been received.
A deposit of £100 per week must accompany the booking form. The balance of the rental charges must be paid not less than 28 days before the arrival date. Electricity, gas and oil, as appropriate, are included in the hire rental. For Runie Lodge the rent is inclusive of electricity to the value of £50, excess is charged at cost. For Sail Mhor the electricity is payable by £1 coin meter.
Full payment is required if the booking is 28 days or less prior to your arrival date.
The Client agrees to keep the property and all the fitments, furniture, equipment and other contents in or on the property in the like state of repair and condition as at the commencement of the holiday let.The Client must report any damage before leaving the holiday let and is liable for any damage, breakage or loss that may occur during the period of the holiday let. The property and all fitments, furniture, utensils and equipment etc., must be left in a clean and tidy condition at the conclusion of the period of the holiday let.
The Agency reserves the right to refuse accommodation. In no circumstances may the number of people occupying the property exceed the number of beds. If the composition of the party changes after the booking has been made, the Agency must be advised and agree to the change. The agency reserves the right to refuse entry or terminate the hire without notice if this condition is not observed, or refuse to hand over the property to any person who, in the agency's opinion, is not suitable to take charge. In such cases all liability of the agency shall cease and the agency shall not accept responsibility or liability for such refusal or termination.
Where dogs are allowed to stay in a property a charge of £15 per dog per week is applicable, a refundable good housekeeping deposit of £50 is required with the final payment which may be refunded after inspection of the property. A maximum of 2 dogs are allowed. Dogs are not allowed upstairs or on any furniture, we request that you bring your own dogs bedding. Pets must be under strict control and never left unattended in the property. Pet owners are responsible for any damage caused by their pet and for removing all dog hairs, etc, before leaving.
The holiday property is hired from 4pm on day of arrival until 10am on the day of departure. Any party intending to arrive after 6pm should notify the agency in advance.
Smoking is not permitted inside any house.
Confirmation of a booking by the Agency will be deemed to be an acceptance of these conditions. The client is responsible for ensuring that all persons occupying the property comply with all the conditions in all respects. Any property occupied is strictly on the basis that the accommodation is for holiday use only and that no right to remain in the property after the end of the holiday period booked exists for the Client or for any other person or persons who occupy the property. All persons will vacate the property at the conclusion of the period of the holiday.
If the balances of charges are not paid not less than 28 days before the start of the let, the booking may be cancelled.
If the client has not arrived at the property within 48 hours of the arrival day and not notified the agency of their late arrival, the booking will be cancelled.
A £10 administration charge is levied for any alteration to confirmed booking date.
If for any reason outside of the control of the agency. The property is not available to the client on the date of their confirmed booking, the agency will offer the client alternative dates, waiving any administration charges for the service. If no suitable alternative date is available the agency will refund any monies already paid by the client. The client will not be entitled to any further claim against the agency.
If a client cancels a booking before taking up the holiday let, having given due notice to the agency in writing, the following terms will apply:
The deposit is non refundable.
If the payment has been made in full when the booking is cancelled, there will only be a refund if the agency subsequently lets the property. The refund will be minus the administration charge and any discount that has been incurred to relet the property.
We advise that the client takes out holiday insurance to cover these events.
