We've tried to make this as easy to digest as possible so please make sure you have read and understood. You may call us if there are any points you would like us to clarify.
In these booking conditions, you and your and guest or guests means all people named on the booking form (including anyone who is added or replaced at a later date). Agent means Ullapool Holiday Homes. Property and Accommodation means the holiday home, cottage or house. Booking means the rental period that has been booked.
Your Booking should be for holiday purposes only unless otherwise agreed in writing. The lead guest, who has placed the booking, must be over 21 years of age.
The lead guest is responsible for ensuring that all persons occupying the property comply with the conditions in all respects.
Any property occupied is strictly on the basis that the accommodation is for holiday use only and that no right to remain in the
property after the end of the holiday period booked exists for the guest or for any other person or persons who occupy the property.
All persons will vacate the property at the conclusion of the period of the holiday.
Smoking is not permitted inside any house.
Payments for Holiday Homes
Deposit A deposit of 20% of the total amount is required to secure a Booking. This applies to all Bookings. The Booking is secured once
the Agent has successfully received the deposit funds by bank transfer, cheque or PayPal.
Balance The remaining 80% of the outstanding balance will be due exactly 6 weeks prior to arrival. For Bookings within less than 6 weeks
prior to the arrival date, full payment is required at the time of the Booking including any applicable security deposit.
Electricity, Gas and Oil as appropriate, are included in the hire rental (unless specified on the website). Fuel for fires/stoves is specified by each property on the website.
Refundable Security Deposit will be added to any final balance payment you will be due. The Guest agrees to keep the property and all the fitments, furniture,
equipment and other contents in or on the property in the like state of repair and condition as at the commencement of the holiday let. The Guest must report
any damage before leaving the holiday let and is liable for any damage, breakage or loss that may occur during the period of the holiday let. The property and
all fitments, furniture, utensils and equipment etc., must be left in a clean and tidy condition at the conclusion of the period of the holiday let. The Refundable
Security Deposit will be refunded within 2 weeks of the end of your stay subject to there being no claim on it.
A £10 administration charge is levied for any alteration to confirmed booking date.
Cancellation If you have to cancel the holiday booking for any reason, immediate notification to the Agent is required by telephone or email and must be confirmed in
writing (email or letter). The cancellation will be acknowledged by the Agent by email or in writing. Once a booking is confirmed you are liable for the cost as detailed:
The deposit is non-refundable.
Time until start of stay Amount to charge
1 week or less 100.00 % of booking
2 weeks or less 85.00 % of booking
3 weeks or less 60.00 % of booking
4 weeks or less 40.00 % of booking
5 weeks or less 30.00 % of booking
If the payment has been made in full when the booking is cancelled, there will only be a refund if the agency subsequently lets the property.
The refund will be minus the administration charge and any discount that has been incurred to re-let the property
Insurance It is expected that all Guests take out appropriate cancellation insurance to cover any cancellation.
Force Majeure
Whilst the Agent advises the owner or owners of the property that they must ensure that the
property and the electrical , heating, gas ( if any) and plumbing systems together with any
appliances must be kept in good and safe working condition and repair and should comply with
statutory requirements this is the responsibility of the owner or owners of the property and
the Agent will not be liable for any accident, damage, loss, injury, expense or
inconvenience whether to person or property which the guest or any other person may suffer or
incur whether arising from the condition of the property ,the electrical , heating, gas ( if
any) and plumbing systems, any appliances or furnishings within the property or otherwise.
Force Majeure If for any reason outside of the control of the Agent the
property is not available to the client on the date of their confirmed booking, the Agent will
offer the client alternative dates, waiving any administration charges for the service. If no
suitable alternative date is available the Agent will refund any monies already paid by the client. The client will not be entitled to any further claim against the Agent.
Right to Refuse EntryThe Agent reserves the right to refuse accommodation.
In no circumstances may the number of people occupying the property exceed the number of beds. If
the composition of the party changes after the booking has been made, the Agent must be advised
and agree to the change. The Agent reserves the right to refuse entry or terminate the hire
without notice if this condition is not observed, or refuse to hand over the property to any
person who, in the Agent's opinion, is not suitable to take charge. In such cases all liability of
the Agent shall cease and the Agent shall not accept responsibility or liability for such refusal
or termination.
Dogs Where dogs are allowed to stay in a property a charge of £15 per dog per week is applicable, a maximum of 2 well behaved dogs are allowed. Dogs are not
allowed upstairs or on any furniture, we request that you bring your own dogs bedding. Pets must be under strict control and never left unattended in the property.
Pet owners are responsible for any damage caused by their pet and for removing all dog hairs, etc., before leaving. All dog waste in or around the Property grounds
must be responsibly disposed of.
Cleaning If staying for two weeks or more, the Agent or owner will
provide the Guest with clean bed linen and towels on a weekly basis, unless otherwise agreed.
Access & Departure for Holiday Homes The Accommodation will be available from 4.30pm onwards on the agreed arrival date. Any party intending to arrive after 6pm
should notify the agency in advance. Departure time is by 10am, in order to be able to prepare and maintain the holiday home to a high standard for the next Guest.
An element or the whole amount of the refundable security deposit may be charged if the guest checks out later than 10am if this has not been agreed in advance.
Lost Property The Agent will retain lost Property items at their office premises for only 28 days from the date of departure. Items to be returned to Guests
will be charged at a flat fee of £10 plus package and postage, payment of which can be made by bank transfer or cheque. The Agent does not accept responsibility
for returning any items.
Alterations & Amendments Every effort has been made to ensure that information on the website is correct at the time of publication or at the time of inspection
of the Accommodation and that all information and statements made by the Agent are made in good faith. The Agent cannot be held liable for minor changes or changes
made by the Owners without the knowledge of the Agent.
