Yes – within 7 days from the time the booking is recorded on the system, during this time you may cancel your booking and there is no obligation for any fees.

We recommend you take out holiday insurance. Out T&C's state the deposit is non-refundable but we try to be fair. If you have exceptional circumstances we will cancel your dates and re-advertise the rebooking; if the property is re-let we will make a refund to you minus an administration charge. If the property is not re-let we will issue you with the required paperwork for your insurance company so they may reimburse you.

A refundable security deposit may be added to the final balance payment. The Security Deposit will be refunded within 2 weeks of the end of the Booking Period, subject to there being no claim on it. If there is a claim against the Security Deposit you will be informed in writing. If the amount of damage exceeds the Security Deposit, you will be liable for additional costs.
Where the Booking is paid by card, the Company shall retain the payment details provided at the time of Booking for the sole purpose of recovering any sums due under this clause. The Guest expressly authorises the Company to debit the retained payment method for the value of any such costs.

When you make a booking you are agreeing to the Terms and Conditions and entering into a contract with Ullapool Holiday Homes and the owner of the holiday property. To read our booking conditions, please click here. We will send you a copy with your booking.

We will be as accommodating as possible but any change to the specified arrival and departure times must be by agreement. The housekeepers clean and prepare the house for your arrival at 4pm or later. Please do not arrive earlier than this, except by prior arrangement. Guests are expected to leave by 10am, the housekeeping team will generally be cleaning more than one house so delays may interrupt their schedule and could affect arriving guests.

Most of the properties will offer 3 or 4 night minimum short breaks in the Low Season. The dates can be flexible but you should phone to check. We may also offer short breaks within our special offers, so do check if you would like a last minute holiday.

We try to ensure you have an enjoyable holiday, but occasionally things go wrong. If a problem occurs please contact Ullapool Holiday Homes, we will do our best to sort out the issue but any assistance in resolving the problem is provided on a goodwill basis and in our capacity as Agent. Living locally we are in contact with a number of tradespeople who will try to resolve the issue swiftly. Any problem must be reported immediately, please appreciate that we try to deal with issues while you are still here but any complaints made after your departure cannot be entertained.

All cottages will provide linen within the cost of your holiday. This includes bed linen, towels, bath mats, tea towels. Towels should not be removed from your holiday home, please remember to bring your own beach towels. When you require a cot, we will provide a mattress protector but we do not provide bedding for cots.

Most of our holiday homes have broadband. Some have faster connection than others; the owner has no control over the provision of the service and is responsible only for ensuring that the equipment in the house is functioning.

We welcome dogs in many of our holiday homes. Dogs are accepted on the understanding that they are kept under control, exercised off the premises, kept out of bedrooms and off the furniture and they are never left in the property unattended.

We generally accept 2 well behaved dogs, but if they are small we may make an exception, please contact us to discuss.
